
It is my duty to keep you updated on what's going on in the real estate market. Recently, I've had questions about the impact Covid-19 is having on real estate. I want address some of those concerns.

Question: How has Covid-19 impacted the real estate market?

Answer:
So far it has had very little impact. The sales that were under contract are closing as scheduled. Homes that are priced right are still selling quickly, often with multiple offers. The buyers who are looking for a home right now are serious buyers. The looky-loos are not out looking right now.

As your agent I'd be lying if I told you I could guarantee your safety. What I can guarantee is that I'll do everything I can to keep you & your family safe and still get your home sold. I start by taking great pictures & shooting a virtual home tour so that people can tour your home virtually before seeing it in person. In the realtor comments AND showing confirmations-they get a message telling them "Please DO NOT show the home: if you or your Buyer are exhibiting any cold & flu like symptoms likewise if they have been out of the country in the past 14 days or have had exposure to someone with Covid-19." The goal: limit unnecessary exposure.

Question: How do you think Covid-19 will impact the price of real estate going forward?

Answer:
I wish I could predict the future. What I know. Right now there are more buyers wanting to buy than there are homes listed for sale. Home prices are still trending up due to lack of supply. So far, that has not changed, buyers are still out looking & writing offers. I believe that we'll see an overall economic slowdown which will put downward pressure on home prices. This will happen three to six months from now and may be offset by how government responds. If you're going to buy a home and stay in it five or more years, it is still a great time to buy. If you are moving up or down remember that you will be selling and buying in the same market. If you sell for more, you will pay more for your new home. If you sell for less, you will pay less for your new home. Reality is, everyone needs a place to live. The demand for mid-priced is still very strong. Even if we do see home prices drop it should not be a significant amount.

我希望我能够预测未来。从目前的市场看,还是呈现供不应求的状况,由于房源的短缺,房屋的价格依然有向上的趋势。到目前为止这种现象还没有任何的改变,买家仍然在市场上活跃和下Offer。我相信我们看到的整体经济的放缓这将对房市造成下行的压力。这个现象将会是发生在3-6个月之后,但是也有可能将会被政府出台的政策和措施抵消。如果你打算买房并持有5年以上,现在将会仍然是一个很好的购买时机。如果你换房的话,在同一市场水平上,所有的不良因素都将会被抵消。目前市场呈现的是人们需要一个家来安居,中价房的需求仍然强烈,虽然我们看到房屋的价格有一点点的向下微调,但是这并不代表整体的房屋价格向下走的趋势。
